Lake Martin waterfront property sales up in January compared to 2015

Sales: Lake Martin “waterfront” sales totaled 12 units during January, an increase in sales growth of 33 percent from the same period in 2015. This matches the January peak in waterfront home sales at Lake Martin established in 2012. Two more resources to review: Quarterly Report and Annual Report.

Supply: The Lake Martin “waterfront” housing inventory in January was 246 units, a decrease of 15.5 percent from January 2015 and 49 percent below (this is good news) the January peak in 2009 (484 units). In addition, January inventory did increase by 23 percent from the prior month. This direction is consistent with historical data indicating that January inventory on average (2011-15) increases from December by 7.6 percent. There were 20.5 months of housing supply in January (6 months considered equilibrium in December NSA), a favorable decrease of 36 percent from last January’s 32.3 months of supply.

Demand:  “Waterfront” residential sales decreased 50 percent from the prior month. This direction is consistent with seasonal patterns and historical data indicating January sales on average (2011-15) decrease by 14.7 percent from December.

Pricing: The Lake Martin “waterfront” median sales price during January was $521,714, an increase of 55.7 percent from January 2015 and an increase of 25 percent from the prior month. Historical data indicate that the January median sales price (2011-15) typically decreases 5.5 percent from December. Pricing can and will fluctuate from month to month due to changing composition of actual sales (lakefront vs. non-lakefront) and the sample size of data (closed transactions) being subject to seasonal buying patterns.
