Gulf Coast condo sales rose 3 percent in July over same period last year

Sales: According to the Baldwin County Association of Realtors Multiple Listing Service, Baldwin County condo sales, which include condos along the Gulf Coast, totaled 149 units during July, a 2.8 percent increase from July 2015. Year-to-date sales are eight units or 0.8 percent above the same period during 2015.

Baldwin County’s July condo sales have increased by 47 units to 149 since 2011.
Forecast: July sales were six units or 4 percent above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE’s year-to-date sales forecast through July projected 936 closed transactions. Year-to-date actual sales are 972 units, a 4 percent favorable difference.
Supply: Baldwin County condo inventory totaled 960 units, a decrease of 7.6 percent, or 79 units, from July 2015. The inventory was up 12 percent from the prior month. Historical patterns indicate that July inventory on average (2011-15) decreases 0.1 percent from June. Condo inventory during June peaked in 2011 at 1,246 units. The inventory is now down 23 percent from the peak. During July, the condo supply stood at 6.4 months, down from 7.2 months during July 2015.
Demand: Condo sales dipped 3.9 percent from June. Seasonal buying patterns and historical data trends reflect July condo sales on average (2011-15) decrease from June by 9.8 percent.
Pricing: The Baldwin County condo median sales price in July was $255,000, down 4.9 percent from last July. The median sales price decreased 9 percent from the prior month. This direction is consistent with historical data trends (2011-15) that reflect the July median condo sales price on average decreases from June by 9.3 percent.
