Gulf Coast condo sales in August up over same month in 2015

Sales: According to the Baldwin County Association of Realtors Multiple Listing Service, Baldwin County condo sales, which include condos along the Gulf Coast, totaled 143 units during August, a 21 percent increase from August 2015. Year-to-date sales are eight units or 3.2 percent above the same period during 2015.

Forecast: August sales were four units or 3 percent above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE’s year-to-date sales forecast through August projected 1,075 closed transactions. Year-to-date actual sales are 1,115 units, a 4 percent favorable difference.

Year-to-date condo sales on the Gulf Coast through August are up 3.2 percent over the same period last year.
Supply: Baldwin County condo inventory totaled 900 units, a decrease of 15 percent, or 157 units, from August 2015. The inventory was down 6.3 percent from the prior month. Historical patterns indicate that August inventory on average (2011-15) decreases 6.3 percent from July. Condo inventory during August peaked in 2011 at 1,246 units. The inventory is now down 28 percent from the peak. During August, the condo supply stood at 6.3 months, down from 9 months during August 2015.
Demand: Condo sales dipped 4 percent from July. Seasonal buying patterns and historical data trends reflect August condo sales on average (2011-15) decrease from July by 2.3 percent.
Pricing: The Baldwin County condo median sales price in August was $280,000, up 20.5 percent from last August. The median sales price increased 10 percent from the prior month. This direction is consistent with historical data trends (2011-15) that reflect the August median condo sales price on average increases from July by 7.9 percent.
