Gulf Coast condo sales through September up from 2015

Sales: According to the Baldwin County Association of Realtors Multiple Listing Service, Baldwin County condo sales, which include condos along the Gulf Coast, totaled 109 units during September, a 17 percent decrease from September 2015. Year-to-date sales are eight units or 0.8 percent above the same period during 2015.

Gulf Coast condo sales were down in September from the same month in 2015, but year-to-date sales remain higher.
Forecast: September sales were 15 units or 12 percent below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE’s year-to-date sales forecast through September projected 1,199 closed transactions. Year-to-date actual sales are 1,224 units, a 2 percent favorable difference.
Supply: Baldwin County condo inventory totaled 859 units, a decrease of 17 percent, or 180 units, from September 2015. The inventory was down 5 percent from the prior month. Historical patterns indicate that September inventory on average (2011-15) decreases 1.6 percent from August. Condo inventory during September peaked in 2011 at 1,201 units. The inventory is now down 29 percent from the peak. During September, the condo supply stood at 7.9 months, up from 7.8 months during September 2015.
Demand: Condo sales dipped 24 percent from August. Seasonal buying patterns and historical data trends reflect September condo sales on average (2011-15) decrease from August by 7 percent.
Pricing: The Baldwin County condo median sales price in September was $270,000, up 7.2 percent from last September. The median sales price decreased 4 percent from the prior month. This direction contrasts with historical data trends (2011-15) that reflect the September median condo sales price on average increases from August by 5.6 percent.
